What lenders actually care about
Spanish banks do not lend against the building itself. They lend against the property as a whole, including the land. For a modular home to qualify for mortgage financing, three conditions must be met:
First, the structure must be permanently affixed to a concrete foundation (not mobile or relocatable). Second, it must hold a valid Licencia de Primera Ocupación (first occupancy licence), which confirms compliance with local planning regulations. Third, it must carry CE certification, confirming it meets European construction standards.

For international buyers
Non-resident buyers from the EU, UK, and internationally can access Spanish mortgage financing. The documentation required is broadly the same as for any Spanish property purchase: passport or NIE, proof of income for the past two years, bank statements, and a formal property valuation.
Because modular homes are delivered and installed faster than traditional builds, the time between mortgage approval and completion of your home can be significantly shorter, reducing the period during which you are paying interest before the property is usable.
